Invest Prisma s.r.l. acts as an agent for the rental of real
estate.
I.
Reserving lodging
A) GENERAL CONDITIONS
1) Invest Prisma deals with reserving lodgings with the features
shown in the reservation form.
2) The client deals directly with Invest Prisma to make
reservations for the rental period of any of the above mentioned
lodgings.
3) By means of his reservation the client acquires the
right to rent the chosen lodging for the period agreed upon.
This right is valid directly with the proprietor of the lodging
specified in the reservation voucher.
4) The rental contract is to be stipulated subsequently
between the client and the proprietor of the lodging.
5) At the moment of reservation, the client will have to
submit the amount of money as defined below at B) as a
reservation deposit.
6) Once Invest Prisma has received documented proof of payment, Invest Prisma
will send the client – at least 15 days before the beginning of
his stay - a reservation voucher to confirm his reservation
indicating the assigned lodging, the proprietor's name and the
exact rental price.
7) Reservations are to be considered accomplished in the
moment Invest Prisma receives both the reservation form and documented
proof regarding payment of the sum specified below at B)
8) The acceptance of reservations by Invest Prisma depends on the
availability of lodgings.
B) COMMISSIONS AND PAYMENT PROCEDURES
1) At the time of reservation, the client will have to
submit the amount of money indicated in the reservation form as
a reservation deposit.
P.S. ANY BANKING OR HANDLING FEES ARE TO BE PAID BY THE
CLIENT.

2) The mediatior commission due to Invest Prisma amounts to 0,45%
(plus 20% on this commission as valued added tax) of the rental
price for the entire period of stay. The commission is to be
paid by the client in the agency.
C) CANCELLATION OF RESERVATIONS
1) Cancellations must be communicated to Invest Prisma in writing.
Such communication must reach Invest Prisma at least 20 days before the
beginning of stay.
2) In this case the client is entitled to the refund of
the reservation deposit minus any bank or postal order fees.
3) If cancellation is communicated after the above
mentioned time limit, the client is no longer entitled to a
refund.
4) If for any reason beyond control Invest Prisma should be
forced to cancel a reservation of a lodging assigned to a client
, Invest Prisma is authorised to assign the client another lodging
of the same category or if such lodging is not available lodging
of a higher category at the same price. In the event that no
other lodging should be available, the contract will be
cancelled and Invest Prisma will be obliged to refund the client
the complete reservation deposit including any postal or bank
fees while the client will renounce any further claims of
reimbursement.
II. Rental agreement
The rental agreement is to be laid down directly between
the client and the proprietor the moment the client moves into
his lodging:
Merely as guidelines we inform you that the rental conditions
normally applied by proprietors in collaboration with Invest Prisma are
the following:
1) The minimum rental period is 30 days and precisely
from the 1st to the last day of any month. The reserved lodging
will be ready for the client at 12:00 a.m. until 9:00 p.m. on
the day of arrival and must be left vacant before 10:00 a.m. on
the last day of the reserved period of stay.
2) Any changes regarding the client's arrival day and
time must be communicated to the proprietor and approved by the
same at least 3 days prior to arrival.
3) Upon arrival, the exact time and day of which must be
communicated directly to the proprietor, the client will have to
present both the reservation voucher issued by Invest Prisma and a valid
document of identity to the proprietor or a representative of
the same so that the formalities of registration required by
Italian law can be taken care of. If the client fails to produce
any of the above mentioned documents he will not be able to move
into the lodging.
4) Upon moving into his lodging, the client will have to
hand over the rental deposit in cash to the proprietor or a
representative of the same. The rental deposit should not exceed
the monthly amount of rent. This deposit will be returned to the
client upon his departure after deduction of compensation for
any damage caused.
5) The lodging has to be handed over to the client in a
clean and orderly state. The client is required to leave it in
the same conditions he found it in upon his arrival.
6) The rent is a monthly unit and cannot be divided even
if the period of stay should be less than a month.
7) The rent will have to be paid directly to the
proprietor according to the terms agreed upon.
Invest Prisma declines all responsibility regarding any discrepancy with
the above and regarding any disagreements that may arise between
the client and the proprietor.
PRIVACY
The personal information will be treated in accordance to what described Privacy.
TO BE KEPT IN CASE OF NEED
Invest Prisma guarantees the client the lodging's quality
standard to be as indicated in the reservation form. In case
the client encounters what he considers discrepancies of quality
standards he is obliged to communicate these immediately to Invest Prisma
and to allow Invest Prisma the necessary time to take measures. If the
client fails to contact Invest Prisma or does not receive explicit
authorisation from Invest Prisma, he will lose all rights to a refund on
the rent if he leaves his lodging before the end of the rental
period.
Invest Prisma declines all responsibility should the proprietor make
any modifications regarding the lodging's quality without Invest Prisma
knowing.
